An empty building deteriorates in two ways at once. What does vacant property security actually involve?
For most buildings, recorded inspection visits at varied times, usually with key holding and alarm response so activations are attended. Where the risk is higher it can extend to K9 teams, fire watch, CCTV or officers stationed on site. The level is set by the property assessment rather than assumed.
Does my insurer require inspections on an empty building?
Vacant property policies commonly carry conditions about inspection frequency and what must be recorded, but the wording varies and only your policy tells you what applies. Check it, or ask your broker, and tell us what it requires — we will work to that specification rather than guess at it.
How often will the property be visited?
As often as the building and any policy condition require. Some void properties need a weekly inspection; others in poor areas or with a history of entry need several visits a week or nightly attendance. Timings are varied so the pattern cannot be worked out from outside.
How do I know the visits actually happened?
Visits are logged and timestamped through our patrol app, so you receive a record of attendance rather than an assurance. On void property this matters more than on most contracts, because there is nobody at the building to notice if a supplier stops coming.
Can you stop squatters or remove people already in the building?
Our role is deterrence and early detection: regular attendance, a visible presence, and finding an entry quickly and documenting it, which is far easier than resolving an occupation afterwards. Where people are already in a building, removing them is a legal process for you and your solicitors — we can support it with records and by securing the property once it is clear, but we would not advise you on the law.
What about metal and cable theft?
It is one of the main reasons empty buildings are entered, and it is rarely a single event — copper, lead, wiring and boilers tend to be stripped over repeated visits. That pattern is exactly what regular attendance and dated visit records are good at interrupting, because the second visit is deterred by evidence of the first being noticed.
Do you cover fire risk in an empty building?
Yes. Fire detection and suppression are usually switched off in a void building, and arson is a recognised risk to empty property. Our fire watch service covers that separately from intrusion, because they are different problems needing different patrol patterns.
Will you report damage as well as security incidents?
Yes, and on void property it is often the more valuable half. Water ingress, an open roof, a failed service or fly-tipping found on a visit costs a repair. The same thing found six months later can cost a refurbishment.
Do you board up or clear the property?
No. We provide the security cover, not building works, boarding or clearance. Where a property needs those we will tell you what we have found and leave you to appoint a contractor, rather than taking on work we are not set up to do.
Can cover be increased if the building starts being targeted?
Yes, and that flexibility is a large part of why clients use one provider for this. Visit frequency can be raised, dog teams added after dark, cameras installed, or a static presence introduced, without going out to another supplier while the building is exposed.
