Vacant and unoccupied property security services across the UK from AGS Security
Vacant, Void & Unoccupied Property

Unoccupied Property Security

SIA licensed officers, patrols and key holding for empty commercial buildings, void residential blocks and derelict sites across England, Scotland and Wales.
Vacant & Void Property Experience

Unoccupied Property Security That Protects the Asset and the Policy

An empty building deteriorates faster than an occupied one, and it attracts problems in a predictable order — unauthorised access, metal and cable stripping, fly-tipping, vandalism, and eventually arson. Most insurers impose conditions on unoccupied property, and cover can be affected if those conditions aren't met.

AGS Security protects vacant and void property across England, Scotland and Wales — empty commercial units, void residential blocks, closed retail and industrial premises, derelict buildings and undeveloped land. Manned guarding, mobile patrols with documented inspection records, key holding and alarm response, and cover through the period between one occupier leaving and the next arriving.

Security Solutions for Unoccupied Property

Security arrangements can be built around the property's condition, location, period of vacancy and the level of risk identified at the outset.

01

Manned Guarding

SIA licensed officers providing static and overnight cover for high-risk empty buildings — the strongest deterrent where a property has already been targeted or sits somewhere exposed.

02

Mobile Patrols & Inspections

Scheduled visits at varied times with a written record of each inspection — checking security of the building, signs of access, fire risk and water damage, and reporting anything found.

03

Key Holding & Alarm Response

We hold the keys and attend activations, so nobody from your team drives to an empty building alone at night — and contractors and agents can be let in without you making the trip.

04

CCTV Monitoring

Camera coverage for empty sites where a permanent officer isn't proportionate — providing evidence when something happens and supporting patrol cover between visits. Monitoring is delivered through an accredited third-party monitoring centre.

Our Security Process

How We Deliver Unoccupied Property Security

Empty buildings need cover that starts quickly and produces a record you can rely on. AGS Security follows a structured four-stage process so every assignment is properly assessed, appropriately staffed and effectively managed.

01

Consultation & Planning

We establish how long the property will be empty, who holds responsibility for it, and what your insurer requires in terms of inspection frequency and record keeping.

  • Expected vacancy period
  • Insurer conditions and inspection intervals
  • Access, keys and responsible contacts
02

Site & Risk Assessment

We walk the property and identify weak entry points, exposed metal and cable, fire risk, water ingress and anywhere unauthorised access has already been attempted.

  • Entry point and boundary assessment
  • Metal, cable and fixture exposure
  • Recommended cover and patrol frequency
03

Officer Briefing & Deployment

Officers are briefed on the property layout, what to check on each inspection, how to record it, and exactly who to contact when they find something.

  • Property layout and check points
  • Inspection and reporting format
  • Incident and escalation contacts
04

Ongoing Reporting & Support

You receive a written record of every visit, with incidents reported as they happen. Cover scales up or down as the property moves towards sale, letting or redevelopment.

  • Documented inspection records
  • Incident reporting as it happens
  • Cover adjusted as plans change
Unoccupied Property FAQs

Frequently Asked Questions

Common questions about unoccupied property security from landlords, developers, managing agents and insolvency practitioners. If your requirement isn't covered here, call 0333 577 1777 or Request a Quote and we'll answer it directly.

How quickly can you put cover in place on an empty building?
Vacant property work often comes at short notice — a tenant leaves early, a site is handed back, or a property is targeted the week it empties. Tell us the location and what you need and we'll tell you honestly what we can arrange and when, rather than promising a response time we can't hold to for every postcode.
Will your patrols satisfy my insurer's inspection requirements?
Most unoccupied property policies impose conditions on inspection frequency and record keeping, and the specifics vary between insurers. We provide a written record of every visit that you can pass to your insurer or broker. Check your policy wording for the exact interval required and we'll build the patrol schedule around it.
Can you deal with squatters or unauthorised occupants?
Prevention is the practical answer — occupied-looking, regularly inspected buildings are far less likely to be targeted, and once someone is inside, removal becomes a legal process rather than a security one. Squatting in a residential building has been a criminal offence in England and Wales since 2012; commercial premises are generally a civil matter. Our officers deter and report; eviction is a matter for the police or an enforcement agent, and we'd work alongside them rather than take it on ourselves.
Do I need a permanent officer, or are patrols enough?
It depends on the building's value, its location and whether it's already been targeted. A remote unit that's been stripped once usually needs a physical presence; a secure city-centre office between tenants may need scheduled inspections only. We'll tell you which we think it is at the assessment stage, including when patrols are sufficient — recommending a full-time officer for every empty building would be easy and often wrong.
Can you provide short-term or rolling cover?
Yes. Vacancy periods are rarely predictable, so cover for empty property tends to work best on short-term or rolling arrangements that scale up or down as the building moves towards sale, letting or redevelopment. Tell us the likely timeframe and we'll structure it accordingly.
